Condenser cleaning

The following is completed for each outdoor condensing unit:

  • Clean the outdoor condenser coil using manufacturer-compatible foaming condenser cleaner.
  • Rinse the condenser coil and remove accessible surface debris.
  • Visually inspect the condenser coil for damage, corrosion, or excessive deterioration.
  • Apply standard cleaning to normally maintained equipment.

Checkup

Operating and safety checks

The following is checked and documented for each outdoor condensing unit:

  • Visually inspect accessible refrigerant piping, service valves, connections, and outdoor components for signs of refrigerant leakage.
  • Perform an electronic refrigerant leak check at accessible outdoor refrigerant connections and components.
  • Record refrigerant pressures and refrigerant line temperatures while the system is operating.
  • Evaluate superheat and/or subcooling when applicable to the equipment type and when operating and outdoor conditions permit.
  • Test the condenser capacitor and record measured capacitance.
  • Inspect accessible wiring, terminals, disconnect components, and electrical connections for looseness, overheating, or visible damage.
  • Measure incoming line voltage.
  • Measure compressor operating amperage.
  • Measure condenser fan motor operating amperage.
  • Visually inspect the contactor and other accessible outdoor electrical components.
  • Report observed deficiencies and recommended repairs to the owner.

Limitations

What the service covers

  • Service applies to accessible outdoor condensing units.
  • Indoor coils, blower assemblies, thermostats, condensate drains, ductwork, and indoor electrical components are not included unless specifically added to the scope.
  • Filter replacement is limited to accessible filters supplied by the owner or confirmed and approved in advance. Filter materials, specialty filters, inaccessible filters, and additional indoor work are priced separately unless specifically added to the approved scope.

Service and checkup do not include the following. Additional work is only performed for an additional charge and with owner approval.

  • Refrigerant addition, removal, recovery, evacuation, or charge correction.
  • Comprehensive refrigerant leak isolation or standing-pressure leak testing.
  • Opening or repairing the sealed refrigerant circuit.
  • Replacement of leaking Schrader valve cores, service valves, caps, fittings, or refrigerant piping.
  • Replacement of failed electrical components, including capacitors, contactors, disconnects, wiring, circuit boards, or controls.
  • Replacement of failed mechanical components, including fan motors, fan blades, compressors, or bearings.
  • Indoor-unit maintenance, cleaning, diagnosis, or repair beyond the approved filter-replacement scope.
  • Deep cleaning of excessively impacted, grease-coated, chemically contaminated, or obstructed condenser coils.
  • Repairs, modifications, or services not specifically included in the scope above.

Recommended repairs will be documented and submitted to the owner for approval before any additional work is performed.
